Why is the Net Branch Being Closed To New People?

I got asked this question last week.  As you may or may not know, September will be the last month I will take in new net branches, we are closing off the opportunity to outsiders after September 30th.  I have caught some flack on it.

People don’t understand why.  But it goes back to business strategy.  I am personally making more money closing commercial loans than off of branch income.  In addition, I have some great branches that are doing well and their growth is spurring other growth.  In other words, we are beginning to grow organically.  Last month, we tied our all time closing record set in August of 2008 (back in the day of stated commercial loans and 90% No Doc).  Those days are gone but our volume is back.  It is exciting to see.  As my sales grow, and their sales grow, we will grow.  And it is much easier to help people who are already succeeding to go higher than it is to try to bring in new people and hope they work out.  If you want to join me and get serious about commercial, I will welcome you and work to grow your business but that opportunity will end Sept. 30th and my focus at that time will be on organic growth.  It is the smarter thing to do.

So now it is decision time; what to do?  Below is an interesting e-mail from one of my branches, I think it will inspire you.  I made the decision in 2007 to go full bore into commercial.  After spending ½ the year waffling between residential and commercial, Brett made the plunge into just commercial about 4 weeks ago.  The below e-mail is his update after just 1 month of focus on commercial only – check it out!  BTW, he asked that the names of the franchise companies not be shared with you so you will just see them as “Franchise 1”, etc.

I have one client doing a SDIRA, 3 equipment deals approved, one SBA I need to figure out where to send (2M existing home health care business only SBA?), two more deals coming in today (one equipment & one SBA business only), just approved to be the preferred lender for Franchise #1, Franchise #2 and Franchise #3.  Franchise #3 is flying me to field potential doctors at their booth in a trade show coming up the end of Sept at Vegas.

Business is growing, it is great, everyone is excited, and the franchise brokers I have now aligned myself with are starting to flip deals to me.

WHY AM I TELLING YOU THIS? Because focus is the key. Take the leap. Find a niche in commercial and promote the hell out of it. Other loan types happen as a result, and that is great. But find a niche, stay focused, and make the calls.

It is a big decision, but like everything, once you make the decision, the doors open.  It is our fear that holds us back – we have unlimited potential.
