Type: This loan had a couple of challenges to it.  It was small, it was investor, and it was a single tenant day care.  Large investor loans with multiple tenants like apartment complexes are much easier to finance.  When you go under a million in loan size on investor deals, you now need to find local banks or credit unions and MOST banks are not loaning investor money right now.  You have to know where to find the money.  Making this tougher, the owner was a Realtor who showed very little personal income.  However, we got the deal closed with the one bank in 40 miles that was still doing investor deals and got the client out of that note that had ballooned.  In the end, it really does become a game of knowing who is lending and who is not.  At Commercial Capital, we know who is lending and can help get your deal done.  Call Brian Peart today at 866-355-1244!
